Hot Tub Policy

Following a thorough review of community guidelines and infrastructure, the Emerald Point HOA Board has determined that hot tubs will not be permitted anywhere within the community. This decision was made after careful consideration of multiple factors related to structural integrity, utility impact, and compliance with our governing documents.

Key Considerations Behind This Decision

Structural Concerns on Wood Decks

The first-floor wood decks were not designed to support the significant weight of a hot tub. The existing floor joists and support post footings are inadequate for such loads. Additionally, any attempt by an owner to reinforce these areas would be a violation of our governing documents, which designate these decks as "limited common elements." Owners may use these spaces, but they may not alter them structurally.

Risks to Concrete Patio Surfaces

While concrete patios may appear suitable for a hot tub, it is unclear whether the pads are reinforced or properly supported below. The added weight—at 8.34 lbs per gallon of water—poses a risk of shifting the patio slab, which could also destabilize the steel support posts for the upper-level decks.

Utility & Infrastructure Impacts

Hot tubs often require larger-capacity water heaters, which may not fit in the existing indoor spaces. Since Emerald Point shares a common water system provided by the HOA, hot tubs could increase overall water consumption and impact water pressure for other residents.
